REVIEW OF THE ASHINGTON, BRUNSTEAD ROAD AND CANFORD CLIFFS & PENN HILL CONSERVATION AREAS

NOTICE OF EXTENSIONS TO, AND DE-DESIGNATION OF, CONSERVATION AREAS, AND RATIONALISATION OF ARTICLE 4 DIRECTIONS

THE PLANNING (LISTED BUILDINGS AND CONSERVATION AREAS) ACT 1990, SECTION 69

NOTICE IS GIVEN
under the provisions of the above 1990 Act that the Borough of Poole Planning Authority, after a period of consultation, has determined the following: under the provisions of the above 1990 Act that the Borough of Poole Planning Authority, after a period of consultation, has determined the following:

* The rationalisation of the Article 4 Directions in the Ashington Conservation Area

* Minor revision to the boundary of the Brunstead Road Conservation Area

* Revision to the boundaries of the Canford Cliffs & Penn Hill Conservation Areas, resulting in the creation of a new Canford Cliffs Village Conservation Area and Branksome Park and Chine Gardens Conservation Area.

Extension of the Article 4 Directions to all properties within the resulting Canford Cliffs & Penn Hill Conservation Areas, with the exception of the Haven Road character area.

The de-designation of the Canford Cliffs, Compton Acres and Harbour Heights Conservation Areas, and the de-designation of parts of the Beach Road and Evening Hill Conservation Areas.

Maps identifying the amended boundaries, and a schedule of the Article 4 Directions, can be inspected at the Council Offices located at Planning and Regeneration Reception, 2nd Floor, Civic Centre, Poole, Dorset BH15 2RU which is open between the hours of 08:30 - 16:00, Monday to Friday or viewed as a paper version at Poole Libraries, the opening times of which can be found at http://www.poole.gov.uk/leisure-and-culture/libraries/libraries/-more-information/opening-times-for-all-libraries/.

The principal effects of Conservation Area designation are as follows:

1. The Council is under a duty to prepare proposals to ensure the preservation or enhancement of the area

2. Consent must be obtained from the Council for the demolition of any building in the area.

3. Special publicity must be given to planning applications for development in the area.

4. In carrying out any functions under the planning acts (and in particular, in determining applications for planning permission and listed building consent), the Council and the Secretary of State are required to take into account the desirability of preserving or enhancing the character or appearance of the area.

5. Six weeks written notice must be given to the Council before works are carried out to any tree in the area.
